Hello everyone,

 

I am Shaily Mehta. I recently got my Associated Membership.

I have few questions for one of my clients accounts.

My Client has 2 purpose built Maisonnette. She lives on 1st floor and rents ground floor.

Her annual rent income is £12100.00 does she need to file her seld assessment.

She has carried forward loss since many years so she is in total not making any profit( as loss is carried forward).

She is currently doing roof of the Maisonnette - can she claim half of the expense done towards roof.

 

Please help me with this query..

Also is there any helpline from ICB for technical queries?

Hi Shaily

Your client should have advised HMRC as soon as she started receiving income from letting a property, and they decide if she has to file self assessment - they nearly always request this. If they are happy that she is continually loss making, they may take her out of self-assessment.

With regard to the roof, this will depend on whether this is an improvement (not allowable) or a repair (usually allowable).

ICB do have a technical query line - you are usually given it when you receive your practise licence from them?
